Why Canadians and Americans choose Panama

The retirement math actually works here.

Plenty of places are warm in February. Very few combine a direct flight, an economy that runs on US dollars, a residency programme built for retirees, and a path to a second passport.

The Pensionado visa

Built specifically to attract retirees. Draw a lifetime pension of about US$1,000 a month — CPP and OAS, or US Social Security — and you qualify. Permanent residency for you and your spouse, plus discounts written into law.

Everything is in US dollars

Legal tender here since 1904. Your price, your title, your fees and any rental income are all in USD — no currency risk sitting underneath your retirement asset.

You land 5 minutes away

Canada flies direct into Río Hato, five minutes from the project. From the US, Panama City has over 80 daily flights. Panama sits at UTC−5 year-round — you land on Eastern time, no jet lag.

Rent it out while you're away

The months you aren't here, your unit earns. Hand us the keys and we run all of it — bookings, guests, cleaning, upkeep. Nothing to manage from home. Our rental units are booked out to 2028.

A path to a second passport

Panama's Qualified Investor programme grants permanent residency for a qualifying real-estate investment, which opens the road to naturalisation. Several of our residences meet that threshold — the home and the residency become one decision.

Territorial taxation

Panama taxes income earned inside Panama, not foreign-sourced income. Property taxes are low. Your home-country obligations still apply — bring a cross-border accountant in early.

The community

A walkable community.
Not a resort you visit.

Playa Blanca has been building on this stretch of Pacific coast for more than two decades. Three thousand five hundred families already live inside the gates — full-time residents, snowbirds, and grandchildren who come for the summer. The lagoon at the centre of it is the largest saltwater lagoon in Central America and the Caribbean, and it is a two-minute walk from most front doors.

What that scale buys you is the thing most retirement purchases quietly lack: neighbours. Fifteen-plus restaurants, a spa, a sports club, four golf courses within minutes, and a weekly calendar that runs from pickleball and aquaerobics to book club, art club and live music on the sand.

The part nobody puts in the brochure

You will meet fellow Canadians and Americans the week you land.

The hardest part of retiring abroad is rarely the paperwork — it's the second year, when the novelty wears off and you realise you haven't made a friend. That is the one thing a twenty-three-year-old community with 3,500 families solves on your behalf. There is a coffee club, and it meets whether or not you signed up.

  • 1,500+ homes delivered across 23 years on this coast
  • 400+ Canadians and Americans — you won't be the only one
  • Activities all year round, not just in high season

While you're back home up north

Lock the door in April.
Come back in November.

A gated, staffed, 90-hectare community is built for owners who come and go: security at the gate year-round, on-site maintenance, and property management that opens the place up and stocks the fridge before you land.

There is also an established vacation-rental operation inside the resort for owners who want the unit earning while they're away. We'll walk you through what that looks like in practice — including the months it makes sense and the months it doesn't.

Getting here, and being here

From your hometown to your own beach property in a day.

Direct from Canada, easy from the US

Direct service from Canada lands at Scarlett Martínez International (RIH) in Río Hato — the closest airport to us, and the reason that trip stopped being a two-leg journey. From the US you fly into Panama City and drive west on the Pan-American Highway. Either way: leave home in the morning, be on your terrace the same afternoon.

Five minutes from the gate

The airport sits about five minutes from the community — shorter than the taxi line at most airports. Tocumen International in Panama City is 95 km east on the Pan-American Highway, with over 80 daily flights to and from the US when you want more choice.

Healthcare

Local clinics handle day-to-day care, with Panama City's private hospital network — including internationally affiliated facilities — about ninety minutes away. Private insurance in Panama typically costs a fraction of US equivalents.

Straight answers

The questions Americans & Canadians actually ask.

Can I really own the property in my own name?

Yes. Panama's constitution grants foreign owners the same property rights as citizens. You receive registered freehold title recorded in the Public Registry, in your name or in a Panamanian corporation if your accountant prefers that for estate reasons. No leasehold, no nominee, no local partner.

What happens to my health coverage if I spend the winter here?

If you're Canadian: each province sets its own minimum-presence rule — commonly around 153 to 212 days in the province per year, with some provinces allowing one extended absence in a lifetime. Most snowbirds structure a five-to-six-month stay specifically to stay inside the rule.

If you're American: Medicare generally does not pay for care outside the United States, so the question is less about keeping coverage than about arranging it. Retirees here typically carry an international or expatriate medical policy.

Either way, check your own plan's current terms before you commit, and carry medical cover that works in Panama.

What are the annual costs of holding a unit?

Budget for HOA/maintenance fees, property tax, utilities and insurance. Panamanian property taxes are low by both US and Canadian standards, and primary-residence exemptions apply to a portion of the value.

Everything here is priced and billed in US dollars, so Americans carry no exchange-rate risk at all; for Canadians the CAD/USD rate is the one variable worth planning around. We'll give you the exact monthly figure for any specific unit you're considering — not a range, the real number.

Is financing available, or is this cash only?

Both routes exist. Panamanian banks do lend to foreign buyers, though terms and down-payment requirements are stricter than what you're used to at home. Units under construction are typically sold on a staged payment plan through to delivery. Many buyers instead borrow against equity at home — a HELOC in Canada, a HELOC or cash-out refinance in the US — and pay here in cash. We'll lay out all three side by side.

Can I rent it out when I'm not using it?

Yes — there is an established vacation-rental operation within the resort, and owners can also arrange their own management. Returns depend heavily on the unit, the season and how much of the year you block off for yourself, so we won't quote you a yield in a brochure. Ask us and we'll show you actual figures for comparable units.

How does the tax side work between Panama and home?

Panama operates a territorial system: it taxes Panama-sourced income and does not tax foreign-sourced income. If you rent the unit out, that rental income is Panama-sourced.

Canadians remain taxable in Canada on worldwide income while resident there, with foreign tax credits available. Americans are taxed by the IRS on worldwide income regardless of where they live — that does not change by buying or moving abroad — and foreign financial accounts can trigger FBAR and FATCA reporting.

This is genuinely worth an hour with a cross-border accountant before you sign anything. We can point you to ones who do this daily.

What's the realistic way to check this place out?

Come and stay. Fly in, spend three or four nights inside the community, eat where the residents eat, and talk to the Americans and Canadians already here — there are plenty, and they are candid. We'll organise the itinerary, the property tours and the transfer from the airport. No obligation attached to any of it.
